We have prepared this updated roof condition summary report that focuses on the longevity of
existing roof systems, the approximate year of anticipated replacement and the estimated
construction costs for the roof replacement projects. We have attempted to anticipate roof
replacements for a 10 year period. The buildings included in this report are:
1. Galvin School
2. Hansen School
3. High School
4. Kennedy School
5. Luce School
6. Rodman Center
This report is based upon previous roof condition surveys, the roof manufacturer's (Sarnafil) roof
warranty files and current observations of the buildings. This report includes a Summary of
Roof Conditions, Schematic Roof Plans and a Spreadsheet of Recommended Roof
Replacements.
We have projected the dates of anticipated roof replacement(s) based upon the known ages
and conditions of exiting roof systems and an estimated longevity of 25 years for adhered
Sarnafil PVC roof systems. We have prepared spreadsheets of the many roof systems and
have projected the year of anticipated replacement. The estimated costs of construction listed
have been adjusted for yearly 4% inflation increases.
Schematic roof plans are included that indicate areas of roofs that were recently replaced and
the related warranty information.
We trust this information will be a valuable tool for budgeting for roof replacement and repair

Roof Areas A, C and E; 11,370 SF, 19 year old adhered Sarnafil PVC. Warranty expired.
Replacement projected for 2019 @ $287,734*.
Roof Areas B, D, H, I, J and K were replaced during a building expansion in approximately
2002. We have no information on current warranties.
There is relatively minor work that should be performed prior to roof replacement. This work
should include replacement of one roof drain strainer on Roof B. The anticipated cost for drain
strainer replacement is $400.
Fasteners have come loose at Roof A and one seam at a skylight enclosure is failing. No leaks
were reported. Repair may be delayed until the roofs are replaced ion 2019.
There is no current warranty on Sarnafil roofs associated with the 2002 expansion. The Owner
may wish to research their records for a final determination of roof warranties.

There is relatively minor work that should be performed prior to roof replacement. This work
should include termination of base flashings on Roof F, securement of one loose gutter at the
modular classrooms and trimming of trees north of Roof B. The anticipated cost for roof repairs
(excluding tree trimming) is $2,000.

Note that Roof Areas F, L, I, Y, Z, AA, CC and DD are essentially covered with photovoltaic
solar panels.
A number of roof related issues were noted including:
• Detached lightning protection systems (4 locations).
• Loose access ladders (3 locations).
• Deteriorated mortar and sealant joints at the west end of Roof EE.
• Failed seals at lightning ground cable penetrations (2 locations).
• 1 missing downspout.
• 1 electric control box resting on the roof.
• Electric wires once rested on wood supports and were covered with PVC covers on Roof
C. The covers and were removed and the wood supports dispersed. The covers now
rest on Roof U.
The estimated cost to address the above issues is $10,000 to $15,000.

Creation of a walkway from the lower lot to the Veteran's Memorial Field lot....Creation of a
"cut-out" for drop offs at Veteran's Memorial field....Engineering improvements which limits
access to vehicles in the Veteran's Memorial Field lot. Signage and pavement painting
improvements to create better auto traffic flow, pedestrian traffic flow and parking.
PURPOSE AND JUSTIFICATION:
The existing layout of both the road and the lot at Veteran's Memorial Field is unsafe,
unpractical and not efficient. Pedestrians and automobiles share the same space for accessing
the parking lots and the fields. On any given game day, you can find a parking disaster in the
Veteran's Memorial Field lot. It is only a matter of time before a serious accident occurs.

Replacement of existing turf surface at WWII Veteran's Memorial Field. Resurfacing and
restriping of the George King Track at Memorial Field.
PURPOSE AND JUSTIFICATION:
the turf field is now in its 8th year of use. The life expectancy of such fields is about 10-12
years. We will need to replace as the fibers are starting to show significant wear. The
rubberized track also has a 10 year life expectancy and must be resurfaced. We need to get
this project in the capital discussion. It should be noted that the field has been maintained
regularly and up to industry standards.
