RE: Canton Senior Center
500 Pleasant Street
Future Expansion to Existing Building
Mr. McCarthy:
In the process of any building project, there are many factors that guide the decision
making leading to the final result. Some of the factors are common to all building
projects, while others are unique to the project at hand. I will try to outline the more
prevalent factors to help guide the decisions for this project by those in the town that
are charged with that task.
The town Council on Aging (COA) has been advised that a Senior Center Facility of
12,500 to 15,000 gross square feet would be appropriate for the size of the town and its
demographics. The existing building gross area is 6,108 SF by our calculation from field
survey of the conditions.
We, along with the BRC and in conjunction with the COA have compiled a Building
Program which supports a building of approximately 16,000 square feet that would
provide a senior center to aspire to; including various programmable, support and
administrative spaces. The program attached illustrates a full service Senior Center
appropriate for the Town. That program is separated with grey tone to depict spaces
that we have included in the current design to fit within the shell of the existing
building, sometimes as combined use spaces, and those that may follow in the future.
Some spaces are quite easily combined and it makes good sense to do so, other
program spaces really are best as single use spaces, while some spaces benefit from
being connected to or combined with other program spaces. With that in mind, the
larger Senior Center could probably be comfortably housed in a building around 11,500
square feet without unfavorable compromises. The benefits of a full service Senior
Center to the Canton community are clear: to provide spaces for a variety activities and
programs in support of a variety of senior citizens interests and needs all in the same
facility.
In order to provide for a full service senior center, the existing building would need to be
expanded by approximately 5,500 square feet. Our current understanding is that such
additional space will fit on the site on the Pleasant Street side of the building. The
current trend for new construction for public buildings with modest appointments is
approximately $325.00 per square foot. (Range of $275.00 to $450.00.) The building
addition would cost an additional $1,787,500.00 plus soft costs of roughly 15%.
The prospects of this building addition would offer additional space to provide desired
single purpose rooms such as library, computer room, arts and crafts room, gardening
room, pottery, music room and the like. There would be room for sought after storageSource page 2
space and a permanent office for the Veteran's Agent and additional staff. It is likely the
building addition would be at the front of the site where the Center's presence could be
increased with a better, more welcoming entrance, better drop-off and pick-up area,
possibly screened and open sitting porches and a green house. The opportunity for
better curb appeal would be easier to achieve with an addition unencumbered by
existing fixed building structure.
Possibly an affordable compromise from a full service senior center (but leading to that
end) would be incremental additions to the building to provide more programmable
space. Sensible phases could be sized at 2,400 square feet for an estimated $780,000.00
and/ or 4,200 square feet for an estimated $1,365,000.00.
If the building is added to, the site will be required to be upgraded in respect to grading,
drainage, site utilities and parking which is difficult to assign cost to without
investigation of the existing conditions, but the cost is likely to be in the $500,000.00
range.
In the current developed design, within the bounds of the existing structure, the
building program has been modified in a suitable way to combine some spaces to allow
for the basic services and needs of the Senior Center to be met. The existing building
requires all of the building systems to be upgraded in order for the building to meet
current acceptable building code standards for energy conservation, accessibility and
safety as well as modifications to the plan to provide for the program. We estimate that
cost for of the existing building to be renovation to be $1,374,325.84 or $225.00 per
square foot.
Renovation of the existing building to provide a permanent home for the Senior Center
will be a significant step forward for the seniors of Canton. The building can be added to
in the future and will be designed to provide an eye to that future if an addition is not
feasible at this time.
Please contact me if you need any further information on this matter.
Sincerely,
z
Richard Alvord; Architect
