Attorney Suzanne Matthews, along with Essek Petrie, Senior Manager of Land Planning &
Entitlement, Pulte Homes, and Matthew Leidner, Engineer, introduced themselves and
explained that all changes to the Plans have been well received. There had been concerns
about which regulations and scopes apply to different overlay districts and which performance
standards to follow. The plans have been reviewed with Alfons Koka, who had no comments.
The Applicant is going before Conservation on Wednesday so there are no comments on
stormwater yet. The landscape and architectural plans will be distributed on Monday, and
they will also update the traffic study, which will have no major changes, since there are only
brief periods of traffic. The landscape plans will show shade trees, evergreens, and canopy
trees. They will work with Conservation on trees so they will be native and non -evasive, and in
accordance with acceptable trees under the Land Subdivision Rules and Regulations. They
have presented plans showing the current use and the proposed use, along with the removal of
the Neponset Street access. The wall in the rear of the property will be landscaped, and the
common areas have a seating area built into the landscaping. They have found that these
seating areas are very well used in their other projects. They will be using Van Buren Street to
avoid the traffic on Neponset Street.
