A motion was made by Chair McCarthy and seconded Mr. Quigley to open Item #1, 255 Rockland Street. All in Favor, Motion Approved 3-0. First Item on the Agenda (1) 255 Rockland Street — Petition of Zeus Construction LLC, for construction of a Proposed Residential Four (4) Lot Subdivision at 255 Rockland Street, Assessors Map 41, Lot 2, located in a Single Family Residence B Zone (Applicant, Cameron Bagherpour) Cameron Bagherpour, Applicant, and Ryan Boucher, Engineer, explained they have been working with the Town Engineer, Alfons Koka, and going back and forth. They have reviewed a number of items and Alfons is satisfied with the responses and everything has been cleared up. They are requesting two (2) waivers: • Sidewalks — The project is seeking approval of the proposed road as a "Lane" as outlined in the Subdivision Rules and Regulations. Under this criteria, a sidewalk is not required. Due to the existing right-of-way width, the addition of a sidewalk is not feasible while maintaining the roadway widths; and • :13-foot Required right-of-way. The 33-ft. right-of-way is an existing private way. The applicant is seeking a waiver for the overall width. The cul-de-sac, right-of-way is proposed to be compliant with the required right-of-way diameter. Planning Board Minutes March 19, 2025 Page 1 of 3
