PLANNING BOARD 
FEBRUARY 5, 2025 
MINUTES 
Present: David McCarthy, Chair 
Patricia McDermott, Clerk

Also Present: T.J. Torres, Town Planner 
Chair McCarthy called to order the Planning Board Meeting of February 5, 2025 
at 6:30 p.m. 
A motion was made by Chair McCarthy and seconded Ms. McDermott to open the public 
meeting of February 5, 2025. All in Favor, Motion Approved 4-0 (McCarthy, McDermott, 
McCormack, Robinson). 
Chair McCarthy welcomed everyone to the Planning Board meeting of February 5, 2025. We 
are meeting in the Salah Room at Memorial Hall and Canton Cable is broadcasting our 
meeting. 
A motion was made by Ms. McCormack and seconded Ms, McDermott to open Item #1, 255 
Rockland Street. All in Favor, Motion Approved 4-0. 
Next Item on the Agenda (1) 266 Rockland Street — Petition of Zeus Construction LLC, for 
construction of a Proposed Residential Four (4) Lot Subdivision at 255 Rockland Street, Assessors Map 
41, Lot 2, located in a Single Family Residence B Zone (Applicant, Cameron Bagherpour) 
Mr. Bagherpour was looking for feedback from the Board on his HOA documents. Chair 
McCarthy explained that the documents were sent to Town Counsel for review and we have 
not yet heard back. 
Ms. McDermott mentioned needing a tripartite agreement of a bond in case the applicant 
doesn't completing the project. 
A motion was made by Ms. McDermott and seconded Ms. McCormack to Continue 255 
Rockland Street until February 26, 2025. All in Favor, Motion Approved 4-0. 
Chair McCarthy tools the Agenda out of order since Mr. Larkin, the Applicant for Item #2 has 
not arrived yet. 
A motion was made by Ms. McCormack and seconded Mr. McDermott to open Item #3, 399- 
403 Neponset Street (Pulte Homes). All in Favor, Motion Approved 4-0.
