PLANNING BOARD 
MINUTES 
WEDNESDAY, January 17, 202,4 
Present: Patricia McDermott, Chair 
David McCarthy, Vice Chair

Bob MacDonald, Interim Member 
Chair McDermott called to order the Planning Board Meeting of January 17, 2024 
at 6:30 p.m. 
A motion was made by Chair McDermott and seconded Mr. McCarthy to open the public 
meeting of January 17, 2024. All in Favor, Motion Approved 4-0. 
Chair McDermott welcomed everyone to the Planning Board meeting. 
A motion was made by Mr. MacDonald and seconded Mr. McCarthy to open Item #1, Zoning 
Articles. All in Favor, Motion Approved 4-0. 
Chair McDermott explained that at the last meeting, TJ Torres, Town Planner, explained the 
Articles for Town Meeting. The Board had requested a few changes, which was discussed and 
reviewed by Town Counsel and she would like to go over them with the Board. 
• The Flood Zone Maps have not been completed and will not be discussed this year; 
• Business & Central Zones (was missing on the zoning map) and had been shown in the 
same color and has been corrected; 
• The Canton Junction Overlay District has been worked on, and there is an updated 
map which is in line with state guidelines. 
The Table of Dimensions (amending Article 4), have been corrected; including the update of 
the five (5) foot setback in accordance with the fire suppression rule; 
• Portico definition and the wording of "entry hall" ("shall not be enclosed"); 
• Table of Use (Section 3.1.4) all comments have been addressed; 
• Corrections made to mixed -use; 
• Definition for "cultural" use is still vague and needs a better definition; this is what the 
By -Laws now states: "Cultural use: includes. without limitation. the Promotion and 
museums libraries indoor and/or outdoor sports facilities music and/or dance
