Pando, Chairman Charles J. Armando John R. McCourt Paul B. Carroll, Alternate Also Present: Amanda Smith, Recording Secretary Not Present: Michael Khoury, Alternate Meeting Held in the Salah Hearing Room, 2nd floor, 801 Washington Street, Canton, MA Chairman Pando opened the meeting at 7:00 pm and reads the agenda. He also takes a moment to recognize Mr. Charles Armando who has been appointed an associate member of the Zoning Board. Paul Carroll has been appointed to an associate member, and Mr. Pando is now the Chairman. Berish Properties — 955 Turnpike Street—17-19-SPA-SP-V Chairman Pando recuses himself from the hearing and Acting Chairman Paul Carroll opens the hearing and reads the petition. Attorney David Madoff introduces himself and Mr. James Berish who is one of the trustees of the Canton Turnpike Nominee Trust. Mr. Madoff states that they are here on application for re-entry of the June 2, 2014 order of the Zoning Board of Appeals approving the Site Plan and two Special Permits. One is related to signage and one is related to parking for the property on Turnpike Street. The petition was approved almost five years ago. The time ran out and they had not commenced building yet. There were a couple of reasons for that. First, after the Board's approval, the Trust sought a change to the Zoning By -Laws that would allow for additional use of the space including restaurants, retail use, etc. That took about a year. Since that time, they sought out tenants, but were not quite ready to take them on. They are at a point now on the front building where they expect five to seven retail spots. They are in a position to sign leases with two of the anchor tenants, so they are now ready to build. They didn't want to build before without knowing what types of tenants they would have. They received Conservation Commission approval in February of 2018 and they are ready to begin their site work in early or mid -Spring. Acting Chairman asks to see a Site Plan. Mr. Berish states that nothing has changed since its original approval in 2014. Chairman Carroll asks what the Variance is for. Mr. Berish states that he thinks the Variance is for signage for monument signs to accommodate each building: the retail strip center that would sit in front as well as the 40,000 square foot footprint R & D industrial building that they are calling phase tow. That is the extent of that Variance. Attorney Madoff states the other Variance was for parking. It would be to reduce parking to 87 spots. Chairman
