Chairman Scully called to order the Planning Board meeting of April
710, 2019 at /000 P.M.
A motion was made by Mr. Scully and seconded by Ms. McDermott to open the
public meeting. Motion Approved 5-0.
Mr. Scully introduced the new Planning Board member, Ms. Kathy McCormack.
First item was taken out of order from on the on the Agenda (i) 290
PINE STREET (Sunrise Erectors) Informal Discussion (Paul
Schneiders, Attorney and Paul Brodmerkle, Engineer)
Paul Schneiders and Paul Brodmerlde explained that the Building Commissioner
has found some violations and requested that they be remedied. Violations
include an access road around the property was less than 24 feet, which is not
adequate for the Fire Department due to outdoor storage. The other concern was
the parking was disparate from what was originally allowed, since the outdoor
area was being used for storage not parking. Finally, there was no special permit
sought for outdoor storage. They are going before the Zoning Board soon to
approve the site plan modification to bring it into conformance and to get a
special permit for reduced parking.
The total required spaces for the building square footage includes 283 spaces,
which is much more than the use has ever needed. They are providing 149. The
Fire Department has no problems with the fire access proposed. The bulk of the
outdoor storage will largely move to a new facility in Mansfield, which will be
closing towards the end of April.
Ms. McDermott: There were staff parking on the street before, and the new plan
will alleviate staff parking on the street.
