Acting Chairman Panico called to order the Planning Board meeting of October 
4, 2017 at 7:00 p.m. 
A motion was made by Ms. McDermott seconded by Mr. McCarthy to open the public 
hearing. Motion Approved 4-0. 
First Item on the Agenda - STILLWATER ESTATES (off Indian Lane & 
Industrial Drive) — Petition of Pine Street Real , Corp. Special Permit and Approval 
of a Site Plan for a Flexible Definitive 40 -Lot Residential Subdivision Plan located on 92.86 
acres. (Paul Brodmerkle, Site Design Professionals, LCC, Engineer) 
A motion was made by Mr. McCarthy and seconded by Mr. Mitcheroney to continue this 
hearing until October 18, 2017. Motion Approved 4-0. 
Next Item on the Agenda - 175 CHAPMAN STREET (ANR) — Creation of one (1) 
buildable lot (Kenneth & Patricia Culbert) (Richard R. Staiti, Attorney; Eric Diaz, PE, 
Strongpoint Engineering Solutions, LLC) 
Attorney Richard Staiti introduced himself and explained there was a prior ANR plan done 
on this property but there are new requirements under the Zoning By -Laws. They have 
revised anew ANR plan to make this a buildable lot. This is a 30,000 square foot lot with 
the required frontage and width. 
A motion was made by Mr. Mitcheroney and seconded by Mr. Mitcheroney to Approve the 
revised New ANR Plan for 175 Chapman Street. Motion Approved 4-0.
