Deirdre Beswick — 68 Pond Street — 32-17-ENCB-SP-V
Chairman Carroll opens the hearing and reads the petition. Ms. Deirdre Beswick explains
she moved into this home in 2013 after she suddenly became a widow. She fell in love
with the area and the pond but there is no room for her family. They don't have closet
space. Ms. Beswick explains she has a hardship because the back of the house is the pond
so she cannot put an addition on to the back of the house. Ms. Beswick explains she has
already met with the Conservation Commission and they have approved the plan.
Chairman Carroll asks if the house overlooks Shepard Pond. Yes. Ms. Beswick explains
there is only one neighbor next to her. Mr. Edward Flagg and he is thrilled about them
doing some work to the home. Chairman Carroll asks Ms. Beswick to explain the addition.
Ms. Beswick explains there was a kitchen already added on and there is a bathroom in the
middle of the kitchen so the living space in the kitchen is about 8'x10'. Ms. Beswick
explains there are no windows in the kitchen so they cannot get an AC in the kitchen. Ms.
Beswick explains they would like to come out front by 5'to add some living space to the
kitchen and be able to move the bathroom. Chairman Carroll asks if there is a front porch
on the house now. No, We are looking to add it which will improve the look of the home.
Ms. Beswick states this is an old style home and there have not been many updates to it.
The previous owner added a sunroom and some vinyl siding. Chairman Carroll asks if the
dwelling faces Pond Street. Yes. Chairman Carroll asks what the current setback is. Ms.
Beswick states she doesn't have the information in front of her but it was submitted with
her application. Mr. Gary Vinciguerra explains there is a lot of information missing from
the plot plan. Any relief this Board grants is based on distances. Ms. Beswick states she
was unaware of any missing information on the plot plan. She also explains the land
surveyor went into the building department and it was never mentioned they were missing
information. Mr. Vinciguerra explains there is no distance from the pond to the back deck
listed. Mr. Vinciguerra states there are also some discrepancies on the architectural plans.
Ms. Beswick states she is a single mom and she hired an architect, a contractor, and a land
surveyor. She went through the Conservation Commission by herself. She is trying to do
everything by the book. Mr. Vinciguerra explains you are in a Single Residence B district
