Minutes of the meeting of May 4, 2017
PRESENT: Paul B. Carroll, Chairman
Gregory L. Pando
Gary E. Vinciguerra
Also Present: Tamra Stock, Recording Secretary
Chairman Carroll opened the meeting at 7:05 pm and reads the agenda.
Trillium Brewing Company, LLC — 50 Hudson Road — 21 -17 -SPA -SP -V
Chairman Carroll opens the hearing and reads the petition. Mr. Nick Bonadies explains the
intention is to place four refridgerated storage units in the parking lot of the existing
building to store materials to be used in the production of the beer they sell. He goes on to
explains they are not going to take up parking spaces but they will be on the paved area of
the parking lot. Chairman Carroll asks if these are just big freezers. Refrigerators.
Chairman Carroll asks if all of the materials need to stay cold. Yes. Chairman Carroll asks
why these refrigerators cannot be inside. Mr. Bonadies states there is no room inside they
will be storing large pallets of hops and they are out of space. Chairman Carroll states that
is the petitioners problem. Mr. Bonadies states he understands and explains they would like
to utilize the outdoor area more. He explains the hops business is very volatile so
sometimes they need to buy trailer loads and sometimes they don't store any. Chairman
Carroll explains the town has strict rules concerning outdoor storage. Mr. Pando asks how
many buildings they have. Two. Mr. Pando asks what building has the silos that were
recently approved by the Zoning Board of Appeals. 110 Shawmut Road. Mr. Pando asks
how much of the building do they occupy at 50 Hudson Road. The entire building. Mr.
Pando asks what they use the building for and what is inside the building. Storage barrels,
tanks, etc. Mr. Pando states he doesn't think this is a good solution for refridgerated
containers. Mr. Pando explains he could see if there were temporary trailers at the loading
docks but actual outdoor storage is not a good solution. Mr. Pando explains he would be
ok with issuing a temporary special permit for a period of time but the petitioner needs to
find a better interior solution. Mr. Pando explains it looks like there is open space on the
site so you could double the size of the building which he thinks is the better solution.
Chairman Carroll concurs. Mr. Gary Vinciguerra asks how active these storage containers
will be. Mr. Bonadies states that is tough to answer because it is such a volatile part of the
business. They would like to be able to accept large deliveries and as of right now they
can't. IMr. Bonadoes explains the employees would probably be pulling from them
everyday but not sure on amount of deliveries from tractor trailers. Mr. Vinciguerra states
he is concerned about the traffic in the area with deliveries but he is OK with a temporary
special permit. Chairman Carroll states the business is growing and he has never heard any
complaints about it so it is a good partnership with the town. Mr. Pando asks if these will
be above the paved surface. Yes, there is a garage door and ramps for a fork truck. Mr.
