Chairman Jeremy J. Comeau called to order the Planning Board meeting of

CONTINUATIONS.
First Item on the Agenda - 54o TURNIPIKE STREET - (Cornerstone
Deliverance - Al Daly) - Informal discussion regarding parking.
Al Daly and Silvana MacArthur-Sawaya (architect) discussed the new proposed
parking layout for 54o Turnpike Street, which incorporates many of Mr. Houston's
comments from February 15, 2017.
Mr. Comeau, Mr. Houston, and Ms. Smead described the final remaining comments
and suggestions were as follows to be forwarded to the architect:
Mr. Houston had a few comments: (1) Applicant needs to talk to Mass Dot regarding
signage, possible channelization at the entrance, and pavement markings (Manual on
Uniform Traffic Control Devices) are required to implement on the one-way circulation plan.
This info needs to be shown prior to constructor or the parking will not work and there is a
potential for vehicle crashes; (2) A note should be added saying all parking spaces are 8 ft. x
18 ft. except 8 ft. x 21 ft. for parallel spaces. The plans does not appear to take advantage of
the 2 ft. reduction for bumper overhang; (3) We recommend contact with the Conservation
Agent. There is no evidence of this having been accomplished; (4) Drawings should be
signed and sealed by the Architect; (5) Snow Removal needs to be addressed; and (6) Show
area for snow storage and dumpster placement on the plan. The Board members had
concerns with the following: (1) previous use of the property; (2) days being used; and (3)
dumpster location. The property was a photo lab and they are open on Sundays and during
the week.
