A.A. Will Sand & Gravel Corp. —109 Turnpike Street—16-16-ENCB-SP-VEC, GP, GV)
Chairman Carroll reads the petition stating the Applicant would like to raze a pre-existing
non -conforming single family dwelling and reconstruct on a parcel that lacks sufficient lot
width through the building, in a Single Residence B district and replace it with another
dwelling. Attorney Paul Schneiders reads the petition and the handout. Attorney
Schneiders states they are seeking a special permit for section 5.7.3. Current dwelling is
20' back. Mr. Paul Brodmerkle with Site Design Professionals presented the proposed plan
t6 the board. Attorney Schneiders states that the zoning and economic situation will be
improved. Chairman Carroll asks if the house is currently occupied. No. 30,900 square foot
lot and the house is crowding the front of the lot. Chairman Carroll states that the current
dwelling looks rough. Attorney Schneiders concurs and states it is not worth rehabing.
Chairman Carroll states he thinks it is an improvement. Mr. Pando concurs and states what
they are asking for is appropriate. Special Permit for 5.7 and a variance for a 4' width
setback. Mr. Pando mentioned the lot was protected under previous non conformity. No
Variance is required. Chairman Carroll states it needs a Special Permit. Mr. Vinciguerra
asked if it would be rebuilt in the same footprint and location. Attorney Schneiders states
that is not the plan. They can do that as of right but they are asking for a Special Permit for
a bigger house and to center it on the lot. Mr. Viniciguerra asked if it will be in the same
building evnvelope. Yes. 60'front, 35' rear, 15' sides. There is no buyer as of yet.
Chairman Carroll would like to see the new plan with the new location.
Ruth Hettman from 99-101 Turnpike Street, opposes anything being done on this site. She
stated she thought the peoperty was not big enough. Attorney Schneiders mentions that this
lot is actually over twice the size of the normal Single Residence B lot and that with just a
building permit they can build another house on the same footprint. Ms. Hettman states
this will interrupt any future plans she has for her property. Chairman Carroll states that
this will help increase the value of her property. Mr. Pando states that he thinks once there
is some landscaping done to the property it would be a major improvement.
