PUBLIC HEARINGS First Methodist Church 103 Pleasant Street 124 – 1108 (1177 Pleasant St.) Construction of 8-lot sub-division Presented by Paul Brodmerkle, Site Design Professionals, LLC – for (8) single family home subdivision, roadway, grading and utilities. Mr. Brodmerkle is requesting Notice of Intent for roadway and grading work. • Proposing (8) lot single-family sub-division, submitting NOI for roadway, grading and utilities. • Residential districts “B” 15,000 square foot lot and “C” 10,000 square foot lot. • Proposed site has a 7% slope, drains from Pleasant Street to rear of Wardwell Road. • Lots 4,5,6,7 and 8 are in the Buffer Zone. • Approximately 7,000 yards of fill required for roadway and sub-division. • DEP determined decision of stream as “Intermittent”, from prior NOI. • Steep embankment off Pleasant Street towards Wardwell, proposed entrance to sub- division. Conservation Commission, ConCom Agent and abutters (Parker, Russell, Throttle) have the following concerns to proposed project: • Stability along bank off Pleasant Street, approximately 7,000 yards needed. • Proposed storm water not sufficient, requiring a low impact development study. • Operation and maintenance report including ongoing maintenance.
