The Titanium Group 925 Turnpike Street
Represented by Paul Brodmerkle of Site Design Professionals, LLC
Notice of Intent for construction of a 10,050 square foot car wash, 37,890 square foot
warehouse building within the 100' buffer zone.
Plans submitted
Mr. Brodmerkle explained to Con Corn that the plans submitted were approved by the Zoning
Board of Appeals for a required 161 parking spots. Car wash will not be using the 161 parking
spots, area outside of the pavement will be become a green area. There is less impervious spaces,
building has been clownsized, storm water management increased, and isolated wetland IslW of
property and second wetland on the SE corner of wetlands collects all the drainage. Discharge of
water will be routed to open basin for storm water quality.
Warehouse roof top will be routed into a storm water structure which will be on site. Majority of
the water will be discharged to the rear of the building. Storm water will be a balancetid rate of
water flow and balanced volumetric flow. Mr. Brodmerkle further explained that balance
volumetric water flow is strongly needed. There will be four (4) separate sites where the water
will be flowing in (4) different directions. Water can be brought to the rear of the building but
will disrupt the volumetric balance of water flow. Water will be stored in the water shed in rear
of the warehouse..
Sewer connection are existing from when the Dodge dealership was there, Mr. Brodmerkle will
need to speak with MWRA to reconnect sewer and water lines.

Conservation Agent Robert Murphy requested that for snow storage that anything over 6" be
trucked off site, this verbiage needs to be added to the plan.
Mr. Murphy also received a letter from abutter Mr. Robert Corkeiy,( Mr. Murphy wants letter read into minutes).
Letter was received on August 26, 2006 and reads as follows:
Dear Sir,
I would like to request the Conservation Commission to make a determination in accordance to
Massachusetts General Laws Chapter 21E for the proposed car wash site located at 953 Turnpike
Street based on issue of drainage and potential impact of this project will have on it's
surrounding properties. We appreciate your time and attention on this matter.
Conservation Robert Murphy explained to ConCom that he reviewed the site at the Arboretum
and the top of the pipe was 18" underwater and could be a couple of feet by the time it got to Mr.
Corkery's property. Mr. Murphy reviewed the plans from Gail Engineering and the existing
condition plans done by Norwood Engineering for the widening of Arboretum way for access for
40B. At this time the slopes have collapsed, rip— rap has entered the slope and the drain. Mr.
Murphy received a letter from Barletta with an agreed plan, with permission from ConCom to
restore down stream by temporarily blocking the downstream pipes, digging out the rip — rap, re-
rip-rapping the slopes and opening up the pipes. Mr. Barletta further explained to Mr. Murphy
that if this doesn't fix the problem, then widening the Arboretum an open culvert will be
installed which restore proper water flow.
Motion Made by Jan Hagan to approve Barletta to turn off drainage temporarily for drainage improvements.
