Chairman Carroll read the petition. Attorney Suzanne Matthews with Larry Nyborn,
owner of Precious Metals Reclaiming Service Inc. are requesting to operate a business
needing warehousing and limited retail. Atty Matthews states the building is in a General
Residence district but when the building was built the area was zoned Industrial until
Town Meeting in 2004. Atty Matthews states prior tenants were a coffee bean distributor
from 2004 to 2008 and a medical prosthetics distributor from 2008 to 2014. Mr. Nyborn
states there are 3 employees and the hours of operation would be Monday through Friday
from 9:00 AM to 5:00 PM and Saturdays 9:00 AM to 11:00 AM. Mr. Nyborn states his
business is 30% customers off street and 70% from materials delivered via LISPS, UPS, or
Federal Express.
Mr. Robert Cullinane, property manager of the building, states the Petitioner would be
occupying 2,500 square feet of space out of the 10,000 square foot building. Mr. Cullinane
states Majestic Marble is the other tenant with 8 employees so there is plenty of parking to
accommodate both tenants.
Mr. Nyborn states the limited retail is for the 5% portion of his business in diamonds. Mr.
Nyborn states 4% is buying diamonds from someone and 1% is selling to someone. Mr.`
Nyborn states the retail business would be in half of an office.
Chairman Carroll refers to Section 5 of the Zoning By Laws in which the Board can grant
a special permit for non- conforming uses.
Atty Matthews states this business is a middle man operation where material comes in and
then shipped back out.
Mr. Marini asks if any outside construction to building. Mr. Cullinane states there is no
outside construction and building will remain the same.
