TOWN OF CANTON PLANNING BOARD MEETING WEDNESDAY, NOVEMBER 5, 2014 SALAH MEETING ROOM X7:00 P.M. TOWN HALL Present: Jeremy Comeau, Chairman Tori McClain, Vice Chairman Michael Mitcheroney, Clerk Christopher Connolly George Jenkins Also present: Thomas Houston, Professional Services Corporation Karen Lawlor, Planning Board Administrative Assistant Chairman Jeremy Comeau called to order the Planning Board meeting of November 5, 2014 at X7:00 p.m. First Item on the Agenda - TURTLE CREEK: Proposed Entrance Feature and Street Name Finalization (Chad Griller, Toll Brothers) Mr. Connolly recused himself and left the room for this hearing. Pat Considine and Chad Griller, Toll Brothers, explained there is a slight modification of the Plan. At the entrance they are proposing a monument sign and will be located as shown on Page 2 on Parcel "A ". This will be maintained by the Homeowner's Association and will have minimal impact on this area. Mr. Griller explained that he has spoken with the Building Inspector, Ed Walsh and he requested that Mr. Griller come before the Planning Board to have them determine if this is Minor Modification. A motion was made by Mr. Jenkins and seconded by Ms. McClain that the Signage is a minor modification of the Plan prepared by ESE Consultants, Inc., 25o Gibraltar Road, Suite 2E, Horsham, PA 19044, entitled The Preserve at Canton "Entrance Feature Construction Details" & "Entrance Feature Layout & Grading Landscape & Lighting" Plans dated 11/05/2014. Motion Approved 4 -0. A motion was made by Mr. Jenkins and seconded by Ms. McClain to approve the placement and construction of Monument Sign on the Plan prepared by ESE Consultants, Inc., 250 Gibraltar Road, Suite 2E, Horsham, PA 19044, entitled The Preserve at Canton "Entrance Feature Construction Details" & "Entrance Feature Layout & Grading Landscape & Lighting" Plans dated 11/05/2014. Motion Approved 4 -0.
