Chairman Jeremy Comeau called to order the Planning Board meeting of
September 1'7, 2014-
FIRST ITEM ON THE AGENDA - STONEWOOD REALTY TRUST (17
Stonewood Drive) Seeking approval of a Proposed 17-Lot Definitive
Subdivision Plan located at the dead ends of Albert Street and
Stonewood Drive) (Paul Brodmerkle, Site Design Professionals)
Attorney Schneiders introduced himself, John Crugnale, and Paul Brodmerkle. Mr.
Schneiders thanked Ms. McClain for reviewing the last meeting she missed and being
willing to sign an affidavit confirming that. He also wanted to thank Mr. John Rhoads
and would like to go over the concerns of PSC.
Mr. Rhodes explains that there were a few major issues and they are easily resolved:
1. The Means of Access to Subdivision. The main access is primarily from Albert
Street with emergency access to Stonewood Drive. There are also three (3) dead
end street Waivers and this is up to the Board to grant these waivers;
2. The Wetlands crossing is coming in to Albert Street. This is a difficult
environmental crossing and Conservation has the authority to approve this; and
3. Where Albert Street begins to come into the Subdivision (on the left side of plan,
after the wetland crossing), there is a sharp curve onto Stonewood Drive. This
doesn't meet the center line radius and the road will be steeper than allowed and
he is concerned for safety. He suggested maybe creating a "T ".
