adjustments. The Build Factor is now met (23.8) so we withdraw that relief. No Variance
is needed. There are elevation changes. 1 - Break up mass of buildings. 42 ft in some
places, most are 36ft high. (in SHOD, it is 36ft as of right). 2 — we moved it back 25ft.3-

Carroll stated that the BOS letter says $700K mitigation vs. affordable housing. (YES). 4-
approval from Conservation given, along with Order of Conditions, Land Disturbance,
Landscaping. It will be a better site because of it. 5 — Landscaping improvements: we
have an agreement with Columbia Gas (owners of parcel between neighbors and the
proposed site). Eric Anderson — Pro -Con Inc. said the issues were the height and
proximity to Red Tail Run. The requirement is 15ft setback. We are at 11 Oft back. The
original vs.this is further back. We re- allocated parking to do this. It is a large site, but it
hemmed in by wetlands, turnpike St and a hill. Chairman Carroll asked if you can push it
back further (NO). Mr. Anderson discussed height of building. Pointed out 36ft at the
flat roof. Bldg.. code height is 42ft. Actual height is 42ft and 36ft in most areas. The
cornices are at 36ft. in the revised rendering, no longer a peak roof. See rendering from
Red Tail Run. Chairman Carroll asked if the abutters had seen the plans (YES). One
abutter said NO. Mr. Pando said let's talk about the landscape plan. Mike Glynn said
they took 6 months to negotiate with Columbia Gas. Trying to convince them to remove
the structures (1 has to be remediated due to environmental issues). Blair Hyne, Design
Associate (Landscaper): 1 — concerns of 4 residents of Red Tail Run. We went to the site
and took a look. There was a parcel of land between AA Will and the residences. Lots
of deciduous trees and a large # of evergreens (he showed photos). There is 140 -250ft of
vegetated site between AA Will and the residences. It is an enormous setback distance.
