John S. Marini
Gregory L. Pando
Kevin Feeney, Alternate Member

 Velma J. Coffey, Admin. Assistant

 a
Chairman Carroll opened the meeting at 7:03 PM nd read the agenda.

SCHEDULED HEARING S:

BMG Enterprises/Brian Gillis – 683 Turnpike St – 09-13-Mod SPA-SP-V
Petitioner would like to add a 370ft addition to rear of existing bldg (car wash/gas
station). Chairman Carroll reads the petition, Planning Board letter, Fire Chief le tter, and
the letter from ConCom. Attending the meeting is the petitioner and owner, Brian Gillis,
along with his Atty. Paul Schneiders. Atty. Schneiders said as to the conservation issue,
he was unaware of it. Sami Kassis is in control of the situation. The Certificate of
compliance, he knows nothing about. A variance is needed for the rear setback (8.35ft).
Atty. Schneider’s proposal packet outlines the petition via Exhibits A-F. Chairman
Carroll asked him if he was here recently for an addition. M r. Gillis said that was for
another building, they are no longer doing that. Chairman Carroll asked if there are
abutters on the rear. (Yes) Mr. Pando said the abutter in the rear is the side yard of the
Barrows building. Chairman Carroll said this is a unique lot. It is narrow. I am
concerned with the Conservation Commission compliance. We will hold off until you
resolve that issue. Mr. Pando said he had no problem, in concept. You have made an
excellent case for a variance. #1- need Plans with dimensions, need a registered land
surveyor to do the plan and stamp it. #2 – 12 ft fire lane, you are cutting into it. I don’t
want to see this. Your addition will be closer than 5 ft to the property line. I am inclined
to give a waiver to bring it to full access drive. You also need curbing there. #3 – the
door to the storage opens onto the fire lane. Relocate this door. So, the issues are the
access door, access drive and the stamped plan. I would consider this a minor
modification. We will await Conservation Commission, get the tweaks done. Mr. Marini
asked what you use this 2000s.f. area for. (It is auto repair, not my business). Chairman
Carroll said to answer the question or bring in your tenant. Mr. Marini said you have 5
parking spaces, and you are adding 370s.f. Atty. Schneiders said it could be one more
parking space. Ronan Drory – 463 Sherman St/925 Turnpike St: when this Board
approved this gas station/car wash, no store was approved. Limited Industrial does not
allow a store. Chairman Carroll said limited retail. This board approved no retail. Mr.
Drory said this building designed for no retail. He could build to the left side. Also, Mr.
Gillis has 2 billboards. Chairman Carroll said we do not have the authority to remove
