Chairman Carroll opened the meeting at 7:03. He read the agenda items.
Unity Feeds – 626 Washington St – Continued until March 25, 2010. (PC, GP, JM)
6 month review on sign. Barbara Walsh appeared before the Board. She is the owner of
this store. Chairman Carroll stated the concern was the large sign (formerly a liquor
store). This signed used to be a flashing sign. Ms. Walsh stated the previous owner cut
the electricity to the sign. It is not now or ever going to be “lit”. Chairman Carroll said;
the sign is pre-existing, non-conforming so there is not a lot we can do about it. It is as
presentable as it can be. The town would like to get rid of it, but I think she can keep it.
Mr. Pando said he understands the concerns, but this is a new business. I would like to
see it removed, and put up something more in keeping with current by-laws. In time,
when the business is more successful, maybe change the sign. We should revisit this in 6
months or so, and the owner can petition for a sign if she is successful. Chairman
Carroll would like to see the sign come down, but Building Commissioner is the
authority. Would you consider that? Mr. Marini asked if you could dress it up? Ms.
Walsh said she would paint the arrow black and the frame black. She is just coming out
of the first quarter. Mr. Pando said he would entertain the idea to revisit it again in one
year. Motion to grant a continuance of 43-09-SP-V to Unity Feeds, a special permit for a
nd
the 2 meeting in March 2011. Voted 3-0 to
sign, to allow to remain as is until
approve continuation to that date.

Intoccia Constr/Blue Hill Country Club – 23 Pecunit St – 08-10-ENCU-SP-V (PC,
GP, KF)
Remove parking spaces from parking lot. This is a continued meeting. Chairman Carroll
explains the abutters’ list discrepancy and opens the meeting to any new abutter s. Atty.
Schneiders said it is a simple matter. They want to take 54 parking spaces and build 3
houses. If there is a concern of an old idea of them building 7 houses, that is not so.
Only 3 houses will be built. What about if we need the parking spac es? We have a plan
showing in front of the building (club house) and the member lot. Created HP spaces,
fixed up the area, painted crosswalks, and improved lighting. There would be 9 spaces in
member lot and 45 spaces in front of club house. Atty. Schneiders has no objection to the
“right to modify”. We have 200 acres, we can go where you suggest. Donna
Quattrocchi, 35 Mohawk Rd, said she did not want this parking behind her house.
Dolores Zizza, 47 Mohawk Rd. stated that the club overflow is on Mohawk Rd. They are
