TOWN OF CANTON PLANNING BOARD MEETING WEDNESDAY, NOVEMBER 6, 2013 SALAH MEETING ROOM 7:00 P.M. TOWN HALL MINUTES Present: Jeremy Comeau, Chairman Kristin Mirliani, Vice Chairman Tori McClain, Clerk Chris Connolly Also present: Tom Houston, Professional Services Corporation Karen Lawlor, Planning Board Administrative Assistant Chairman Jeremy Comeau called to order the Planning Board meeting of November 6, 2013 at 7:00 p.m. He changed the order and is taking Item 7 first. 1St Item on the Agenda — ANR Plan, Assessor's Map 100, Lot 16 Indian Lane (Top Notch Development LLC). Jeff McGovern of Morse Engineering Co., Inc., 19 Union Street, Scituate, MA 02066 introduced himself and explained that they are seeking approval of the submitted Plan of land entitled "Plan of Land Showing Division of Assessor's Parcel Map 100 Lot 16 Indian Lane Canton, MA dated October 29, 2013. The submitted plan shows four (4) proposed lots with frontage on Indian Lane, which is a public road of variable width as indicated on the referenced plans used in preparing the survey and plan (see Sheet 2 of 2). Each lot contains the required area, width and meets the shape or build factor require- ments as shown. Lot 3 is intended to be a retreat or estate lot, with a future house sitting to the rear of the parcel. Parcel A will remain as an unbuildable parcel of land as indica- ted on the plan. The wetlands shown on the plan were delineated on the ground and lo- cated by instrument survey as indicated on the plan. The ground survey was performed during July and August of 2013 as indicated on the plan. Plan and deed references used in preparation of the plan are noted on Sheets 1 and 2 of the submitted Plan. We thank the Board for their time and courtesy regarding this mater, and look forward to answering any questions. A motion was made by Mr. Connelly and seconded by Ms. Mirliani to approve the Plan of Land Showing Division of Assessor's Parcel Map 100 Lot 16 Indian Lane Canton, MA dated October 29, 2013 and prepared by of Morse Engineering Co., Inc., 19 Union Street, Scituate, MA 02066. Unanimously approved. 4 -0.
