TOWN OF CANTON
PLANNING BOARD MEETING
WEDNESDAY, FEBRUARY 20, 2013
SALAH MEETING ROOM
7:00 P.M.
TOWN HALL
MINUTES
Present: Chris Connolly, Chairman; Gary Vinciguerra, Vice Chairman;
Kristin Mirliani, Clerk; Jeremy Comeau; and George Jenkins.
Also present: Karen Lawlor, Planning Board Administrative Assistant
Chairman Chris Connolly called to order the Planning Board meeting of February
20, 2013 at 7:00 p.m.
1 St Item on the Agenda — ANR — BLUE HILLS ASSOCIATES, INC., 23 Pecunit
Street (Paul Brodmerkle, Site Design Professionals, LLC.)
Mr. Brodmerkle was unable to attend the meeting because he was before the
Conservation Commission which was scheduled for the same time. Kristine Meaney
represented Site Design and explained all they would like to do is modify the lot line
because of the lot width required by Zoning. There is ledge on this lot and they would
like to move the house forward to avoid the ledge.
Mr. Jenkins stated there is nothing to delineate on this plan. There should be a note on
the plan labeling this a county layout; ownership should be shown; and there is also a
liability issue if something happens on the property from the Blue Hill Country Club. He
further stated that there should be some labeling done and there are issues with the street
commissioners. Also, where does the easement go to and Attorney Schneiders should go
before the Board of Selectmen to talk about a traveled way and a county way on public
property. Further, there is no problem with vital access since vital access is proven; and
site plan approval needs parking and they are losing parking spaces and there are never
enough spaces if there is a function.
Mr. Connolly stated that if the plan is deficient, it needs to be made more specific.
The hearing was continued until March 6, 2013, when Mr. Brodmerkle and Attorney
Schneiders can attend.
